You will be required to pay/PROVIDE £200.00 towards your deposit to hold the property postpone any further viewings for 7 days. £200.00 is non-refundable; you will be required to pay £100.00 for every 7 days you are holding a property. The most we can reserve a property for is 4 week 2 x proof present address. The Deposit plus 1 month’s rent in advance on or before the date of entry, cash, bankers or BACS payment. The deposit is returnable provided the property is in the original condition in which it was given to you. If you are on Housing Benefit, Perfecthome will not be responsible for any Housing Benefit payments; it is your responsibility to follow up all payments. Any overpayments from the Housing Benefit Departments will be returned to you. SOME LANDLORDS MAY NOT ACCEPT DSS TENANTS
Administration Charge
Perfecthome require an Administration Fee of £100.00 for a single person £150.00 for 2 people and £200.00 for 3 people. This payment covers your Lease Agreement and setting up of all utility accounts. Should your Reference/Credit check be unsatisfactory, there will be a charge of £25.00
Services
The Tenant is responsible for payment of Telephone, Gas Perfecthome will advise Utility Companies and get the Accounts set up in the Tenants Name. The Tennant must ensure that all Utility Bills and paid for the date of leaving the property otherwise; a deduction will be made from their deposit.
Council Tax
As a Tenant, you are responsible to pay Council Tax every month, unless stated as all-inclusive in your Rent. Perfecthome will advise the council Tax Department when a new Tenant moves into the property.
Fixtures and Fittings:
You may wish to request some items when viewing a property please note that this is down to the Landlords discretion and under normal circumstance the way you view the property is the way the property should be taken. We will not furnish properties, which we have advertised as unfurnished. We will not unfurnish a property, which has been advertised as furnished
