OPTION 1: MANAGEMENT FEE:

Our management fee is calculated at 11% of the monthly rental or a minimum of £50 (whichever is greater) only when the property is let.
Services included for fee:

  • Market your property.
  • Arrange and follow up viewings.
  • Draw up full lease agreement and all supporting Legal documents.
  • Advise utility companies (council tax, gas and electricity).
  • Prepare inventory.
  • Collect rent on a monthly basis.
  • Organise repairs as and when required (your permission sought on any repairs over £50).
  • Property inspections on tenant vacation.
  • Organise cleaning of property when vacant, repairs and any upgrading required.

ADVICE ON RENT ARREARS/LEGAL ACTION
It can sometimes occur that tenants for a variety of reasons find themselves in difficulties and this can result in rent arrears. If legal action is required in order to obtain payment of rent arrears and/ or possession of your property, then this would involve the services of a solicitor. You can employ your own solicitor or we can advise you of a solicitor who will deal with the matter. In any event you will be responsible for the costs in connection with any legal action taken against the tenant.
